The green tick landlords love to see

Be the #1 pick
for landlords.

Traditional referencing can take weeks, and frustrated agents prefer to avoid it. Reference yourself in 15 minutes and make yourself the obvious pick.

15 minutes is your part, the form. Your report follows once your referees reply.

What's in your report

The same four checks a letting agent runs on you, run once, in your name.

A renter reviewing the income and affordability side of their report
Identity & Right to Rent
Photo ID or a gov.uk share code, checked once. This is the check that legally has to happen before anyone can rent to you.
Credit history
A soft search of your credit file. It leaves no mark, and adverse credit is not an automatic no.
Income
Confirmed through open banking. Landlords see a verified range and never your transactions.
References
We write to your employer and your last landlord or agent, and chase them so you don't have to.

You see all of it before anyone else does, and you choose who to send it to.

Seven reasons to check yourself first

You only do it once, and the report is yours afterwards.

👀

See it before they do

You get your own report first. If something on it looks wrong, you can fix it or explain it before any landlord reads it.

🗝️

One check, every landlord

It belongs to you, so you send it wherever you want. No agency owns your file.

🤝

You're the easy yes

Checks are the slow part of any let. Arrive with yours already done and saying yes to you costs a landlord nothing.

🛡️

Don't risk a week's rent

A holding deposit can be kept if referencing fails because of something you told us. Find out where you stand before you hand any money over.

🏦

Income verified, statements private

Your bank confirms a range through open banking. What you actually spend stays private.

🏃

First referenced, first signed

When several people want the same room through RentPAID, it goes to whoever finishes referencing and signs first. Yours is already done, so you are not the one waiting on an employer to reply.

💷

£29 back if you rent through us

Sign a tenancy through RentPAID.co.uk within 12 months and we refund the whole £29. Until then use it on as many homes as you like. The report stays valid for 3 months.

How a holding deposit works — and how you protect it

This is the one point in renting where your own money is at risk. Worth two minutes before you pay any.

What a holding deposit is
It reserves the property for you while referencing runs. By law (Tenant Fees Act 2019) it's capped at one week's rent, and it isn't an extra fee — when the tenancy goes ahead it counts toward your first month's rent.
The 15-day window
Once you pay, the home comes off the market for you and referencing starts. There's then a 15-day window (extendable if both sides agree) to finish referencing and sign.
The four ways it can be kept
Giving false or misleading information — including anything that doesn't match what you said earlier, like income or affordability. Not having the Right to Rent in the UK. Withdrawing. Or not taking reasonable steps to get the tenancy signed — going quiet, not returning forms, letting the deadline pass.
When it must come back to you
If the landlord withdraws, the deadline passes and that wasn't down to you, or the landlord or agent doesn't do their part — their delay is never your loss. Refunds are due within 7 days, and if any of it is kept you must be told why in writing.
Where ReadyTenant fits
That last one is the risk nobody sees coming. ReadyTenant runs those same kinds of checks first, on your terms, so you find out where you stand before a week's rent is on the table — and can put anything right first.

Common questions

Do I need ReadyTenant to view or apply for a property?+

No. Never. ReadyTenant is entirely optional and makes no difference to whether you can view or apply for any property — with anyone. It exists to save you time after a landlord says yes.

How does this help with holding deposits?+

A holding deposit (one week's rent) can be lost if referencing fails because of something you didn't know about. ReadyTenant runs those same kinds of checks first, on your terms — so you can see where you stand before you put money down. It doesn't guarantee any landlord's decision, but you walk in knowing your own picture.

How does the refund work?+

Sign a tenancy through RentPAID.co.uk within 12 months of buying ReadyTenant and your £29 is refunded in full.

Who sees my financial information?+

Only people you send a share link to — and they see a verified affordability range, never your bank transactions. You can revoke any link at any time.

Can I cancel?+

Yes — you have a 14-day right to cancel with a full refund. If you ask us to start your checks right away and your report is fully delivered inside those 14 days, the cancellation right ends when the report is delivered.

Get your green tick — £29

Entirely optional — never affects whether you can view or apply.

A ReadyTenant report is information, not a guarantee — it doesn't commit any landlord or agent to accept it in place of their own checks. Full details in the Terms & Conditions.
